Booking & Stay Information

  • Check-in: From16:00
  • Check-out: By 10:00
  • Maximum occupancy: 9 guests.
  • Minimum stay: 5 nights.
  • Early check-in and late check-out are subject to prior written approval and availability. Additional charges may apply.

Payment Terms

  • A booking is secured upon payment of the required deposit.
  • Payment is made by bank transfer, unless otherwise agreed in writing.
  • The reservation is confirmed only after the required payment has been received.
  • Failure to make payment within the agreed time frame may result in cancellation of the reservation without further notice.

Security Deposit

  • A refundable Security Deposit of €500 is required before check-in.
  • The Security Deposit covers, without limitation, damage to the property, furniture, equipment, missing items, excessive cleaning, smoking inside the villa, unauthorized pets, unauthorized events, or any breach of these Terms & Conditions.
  • The Security Deposit will be refunded within 7 days after check-out, following inspection of the property, less any justified deductions.
  • Where the cost of damage or loss exceeds the Security Deposit, the guest remains fully liable for the remaining amount.

Cancellation Policy

The following cancellation terms apply depending on the rate selected at the time of booking:

Standard Rate

  • 60 days or more before arrival: Free cancellation with a full refund of any amount paid.
  • 59 days or fewer before arrival, no-shows, or early departures: 100% of the total booking amount is non-refundable.

Non-Refundable Rate

Guests selecting the Non-Refundable Rate receive a 5% discount on the accommodation price.

  • The full booking amount is non-refundable from the moment the reservation is confirmed.
  • No refund will be provided in the event of cancellation, modification of dates, no-show, early departure, or reduction in the length of stay.

The cancellation policy applicable to the reservation is the one selected by the guest at the time of booking and stated in the booking confirmation.

Environmental Tax

In accordance with Greek legislation, an Environmental Tax of €15.00 per night applies.

This tax is not included in the accommodation price and must be paid directly to the owner upon arrival. An official receipt will be issued.

Guest Identification

  • The lead guest must be at least 18 years of age.
  • All guests may be required to present a valid passport or government-issued identification upon arrival, in accordance with Greek law.
  • The person making the reservation is responsible for ensuring that all members of the group comply with these Terms & Conditions.

House Rules

To ensure the comfort, safety and enjoyment of all guests and neighbouring properties, the following rules apply:

  • The maximum occupancy of 9 guests must never be exceeded without the Owner's prior written consent.
  • Parties, events, celebrations, receptions, bachelor/bachelorette parties, commercial activities and gatherings are strictly prohibited.
  • Visitors who are not included in the reservation are not permitted on the property without prior written approval from the Owner.
  • Pets are strictly prohibited.
  • Excessive noise, loud music or behavior causing disturbance to neighbors is strictly prohibited.
  • Guests must respect local quiet hours.
  • Smoking is strictly prohibited inside the villa.
  • Fireworks, sky lanterns, drones (without permission where required), and any hazardous materials are prohibited.
  • Illegal activities of any kind will result in immediate termination of the stay without refund.

Property & Guest Responsibility

  • Guests are responsible for the villa and all its contents throughout their stay.
  • Any damage, breakage, loss or excessive cleaning resulting from misuse or negligence shall be charged to the guest.
  • Guests agree to leave the property in a clean and tidy condition upon departure.
  • Furniture and equipment must not be removed from the villa.
  • Guests must immediately report any damage or malfunction during their stay.
  • The Owner reserves the right to inspect the property after check-out before releasing the Security Deposit.

Swimming Pool & Outdoor Areas

  • The swimming pool is used entirely at the guests' own risk.
  • Children must be supervised by an adult at all times.
  • No diving, running around the pool or unsafe behavior is permitted.
  • Guests are responsible for their own safety while using the swimming pool, BBQ, balconies, terraces, stairs and all outdoor facilities.

Owner's Right to Terminate the Stay

The Owner reserves the right to terminate the booking immediately, without refund, if guests:

  • exceed the maximum occupancy;
  • organize or host a party or event;
  • bring pets onto the property;
  • allow unauthorized visitors;
  • cause serious disturbance to neighbors;
  • engage in illegal activity;
  • intentionally or negligently damage the property; or
  • materially breach these Terms & Conditions.

The Owner may also retain part or all of the Security Deposit and seek compensation for any additional losses or damages.

Liability

  • Guests are responsible for their personal belongings throughout their stay.
  • The Owner accepts no responsibility for loss, theft or damage to guests' personal property except where required by applicable law.
  • The Owner shall not be liable for accidents, injuries or illness occurring during the stay except where caused by the Owner's proven negligence.
  • The Owner shall not be liable for interruptions to electricity, water supply, internet, mobile networks, television services or other utilities caused by utility providers, adverse weather, natural disasters, government action or any other event beyond the Owner's reasonable control.
  • No refund shall be due for circumstances outside the Owner's reasonable control (Force Majeure).

Access to the Property

The Owner or authorised representatives may enter the property, where reasonably necessary, for emergencies, urgent maintenance, repairs, inspections or to protect the property. Wherever reasonably possible, prior notice will be given.

Pricing

All published prices include applicable taxes and VAT, excluding the Environmental Tax, which is payable separately upon arrival.

Acceptance of Terms

By making a booking, paying the required deposit or checking into the property, the guest confirms that they have read, understood and accepted these Terms & Conditions in full.
